Planning the retail offer at Merdeka 118

PNB’s brief was to develop and lease a new mall connected to the Merdeka 118 tower. The appointment brought together decisions about customer demand, the trade and tenant mix, and the layout needed to accommodate the proposed retail offer.

These decisions shaped the proposition presented to prospective tenants. Consumer research informed the mix, design work considered how that mix would fit the space, and rental projections helped the team assess its income potential. Our role linked the planning work with the leasing programme.

Connecting consumer research with the retail layout

Market consultation and consumer research provided a basis for the trade and tenant mix. We worked with Buchan Group on layout optimisation, bringing the retail recommendations into the design discussion. This connected the proposed offer with the spaces that retailers would review through presentations and site visits during the leasing programme.

What our work covered

01 Research and tenant mix We undertook market consultation and consumer research to inform the proposed retail offer. The work covered the trade and tenant mix, linking the choice of retail categories and prospective tenants with the market assessment.
02 Layout and rental projections Our retail planning included layout optimisation with Buchan Group and a first-year rental projection. These workstreams gave the project team input on the physical arrangement of the retail space and its potential rental income.
03 Marketing and retailer engagement We prepared marketing and leasing materials to present the mall to prospective retailers. Retailer presentations and site visits formed part of the appointment, taking the proposed tenant mix into direct discussions with potential occupiers.
04 Leasing advice and negotiations Retained as leasing advisor and joint exclusive leasing partner, we supported ongoing negotiations. The remit included letters of intent and tenancy templates, connecting retailer engagement with the documentation needed to progress leasing discussions.

Continuity from planning into leasing

PNB retained Husband Retail beyond the initial retail planning work as leasing advisor and joint exclusive leasing partner. The continued appointment carried knowledge of the consumer research, proposed mix and layout into retailer engagement, leasing documentation and negotiations.
