Leasing Strategy & Execution

Agency leasing from strategy to signed agreements

Translate positioning into tenant targeting and retailer engagement, including attracting new-to-market brands where appropriate, with negotiations and execution where appointed.

Husband Retail helps developers and retail destination owners connect their commercial proposition with suitable tenants. We bring customer demand, retailer requirements and the physical plan into leasing decisions, including opportunities for new retail concepts and new-to-market brands. Where appointed, our agency leasing work takes the agreed strategy into retailer engagement and commercial negotiations.

Turn positioning into tenant opportunities

A clear positioning strategy gives prospective tenants a reason to consider a destination. The retail programme translates that proposition into categories, price points and space requirements. Tenant mix, broad zoning and anchor strategy then need to work together so that each retailer has a credible role within the wider offer.

Commercially informed retail planning connects these choices with the customer journey and operational practicality. The aim is to support tenant suitability and leasing potential, with target-brand recommendations grounded in the market rather than a list of names alone.

When to appoint an agency leasing partner

Our involvement can support the following situations, with the scope agreed around the decisions the client needs to make.

A leasing appointment may begin when:

  • Defining a destination: connecting its intended positioning with a relevant tenant offer.
  • Developing new retail concepts: exploring formats and categories that respond to customer needs.
  • Testing an emerging plan: reviewing how proposed spaces fit retailer requirements and leasing priorities.
  • Aligning development components: considering how retail serves the wider destination and its users.
  • Attracting new-to-market brands: identifying suitable opportunities and engaging brands where appointed.
  • Progressing leasing: translating agreed priorities into retailer discussions and negotiations where appointed.
  • Shaping the next phase of an existing destination: building on existing success through an informed review of the offer and future opportunities.

Who provides the service

Outputs that support leasing decisions

The outputs depend on the brief, project stage and agreed scope. Examples include the following; they are not a fixed package. Each provides a basis for a client decision, from agreeing the proposition to prioritising tenant opportunities and next steps.

Example output Decision it supports
Positioning statements Agree the proposition presented to customers and prospective tenants.
Concept proposals Assess new retail concepts against customer needs and market opportunities.
Mix matrices Agree category balance, adjacencies and the role of anchors.
Target-brand recommendations Prioritise suitable tenants, including new-to-market brands where appropriate.
Annotated plans Review unit configuration, zoning and operating requirements with the design team.
Research findings Test assumptions about demand, competition and retailer suitability.
Roadmaps Agree priorities, responsibilities and the next decisions to progress.

Leasing execution within the appointment

Where appointed, the agreed strategy can inform leasing marketing tools, including brand identity decks, show suites and roadshow presentations. These help prospective tenants assess the proposition and decide whether to explore an opportunity.

Tenant introductions, roadshows and site visits can bring retailer requirements into the discussion. Where appointed for negotiations and execution, we support commercial proposals, letters of intent and tenancy documentation through signature, working with the client’s legal and project teams. Renewals and lease conversions can form part of the appointment. These activities help the client assess terms and future tenant fit; they do not imply a guaranteed letting or result.

Our project record connects retail strategy with tenant targeting and leasing activity. Each example reflects a particular appointment, rather than a standard scope for every project.

How we work

Timing and sequence vary with the brief, available evidence and project stage. The working approach provides a shared basis for decisions rather than a fixed programme.

  1. 01 Brief and priorities

Establish the brief and priorities. We agree the commercial objectives, decisions required, scope and responsibilities with the client.

  2. 02 Evidence base

Build the evidence base. We review relevant customer, market and retailer information alongside the proposition and physical plan to identify the assumptions that need testing.

  3. 03 Concepts and recommendations with the client

Develop concepts and recommendations collaboratively where included in the scope. We discuss tenant mix, new retail concepts and brand opportunities with the client, considering the implications for the destination.

  4. 04 Agreed direction and next steps

Agree direction and next steps. We set out priorities and responsibilities for progressing the recommendations. Where appointed, brand engagement and leasing translate strategy into tenant opportunities.

What we address

The proposition, customer demand, retailer requirements and physical plan need to support one another. A proposed brand may fit the positioning but need a different unit size, servicing arrangement or adjacency. That can affect its suitability for a particular space. We review the implications with the client and design team, considering a different tenant, configuration or location within the destination.

New retail concept development and new-to-market brand introduction create further choices. A distinctive offer needs evidence of customer relevance and a workable operating model. We consider how each opportunity contributes to the tenant mix and balance of retail, dining and entertainment (RDE), then recommend priorities or further testing. Design review informs commercial decisions; architectural and engineering responsibility remains with the appointed specialists.

Questions about leasing strategy and execution

Can Husband Retail act as exclusive leasing partner

Our project record includes exclusive leasing appointments. Exclusivity, market coverage, responsibilities and approval processes depend on the agreed mandate; they are not assumed for every project.

Does strategy advice include retailer engagement

Brand engagement and leasing are included only where appointed. A strategy brief can conclude with recommendations and agreed next steps, with any subsequent engagement defined separately.
