Planning a retail destination at Taipei Main Station

The client's ambition was to create Taipei's most iconic retail destination, directly connected to the main station and the airport MRT. The brief required a commercial basis for the scale of the retail offer before the interior architect began work.

For a destination at a transport hub, connectivity raises questions about demand and customer behaviour. Our work examined these alongside competing destinations, giving the proposed retail offer a basis in market research.

Setting the scale through demand analysis

Footfall and sales projections informed our assessment of the retail scale the market could support. The scope paired this analysis with research into consumer dynamics and best-practice examples of transport-hub retail. These inputs helped frame recommendations for the destination's positioning, key retail concepts and proposed mix.

What our work covered

01 Market and consumer research We examined macro-economic conditions, demand and competition, supported by research into consumer dynamics. The scope included best-practice cases of retail at transport hubs, bringing comparable development settings into the assessment of Taipei Twin Towers and its market opportunity.
02 Supportable retail scale Our work used footfall and sales projections to assess supportable scale. This linked the proposed size of the retail offer to demand assumptions, giving the client a commercial basis for decisions about the retail area programme.
03 Positioning and retail mix We developed a positioning strategy with key retail concepts, trade mix, zoning and brand mix. These recommendations connected the intended customer proposition with the categories, locations and potential brands that would give the retail offer its character.
04 Interior design brief A detailed brief for the interior architect brought the retail recommendations into interior design and planning. It set out the commercial requirements for the design, connecting the proposed positioning and mix with the development of the interior.

A retail brief for design development

The appointment connected demand analysis with a proposed retail programme and a detailed interior design brief. Supportable scale, positioning, trade mix, zoning and brand mix formed the basis of the recommendations, giving the client and interior architect a shared commercial reference for the design decisions ahead.
