Planning an open-mall destination in Lusail

The client’s ambition was to create Qatar’s first open-mall retail, dining and entertainment experience ahead of the 2022 FIFA World Cup. The brief focused on the streets and courtyards around Lusail Towers, bringing the retail offer into the wider plan for Lusail City.

For a destination organised around pedestrianised streets and courtyards, the tenant mix and leasing strategy need to work together. The proposed offer gives shape to the retail experience and provides a basis for approaching brands. Our appointment connected these planning and leasing decisions at the master-plan stage.

Taking the tenant mix to brand decision makers

The tenant-mix plan provided the starting point for discussions with prospective anchors. Husband Retail presented the destination to brand heads at regional and global CEO level, connecting the proposed retail offer with the people responsible for expansion decisions. This brought the master-plan proposition into direct conversations with international retailers.

What our work covered

01 Retail planning We provided retail planning and consultancy alongside McKinsey & Co, the master consultants. Our contribution focused on the retail component around Lusail Towers, within the ambition for an open-mall shopping, dining and entertainment destination.
02 Tenant-mix plan We developed the tenant-mix plan for the retail streets and courtyards. The plan addressed the proposed mix of tenants within the open-mall setting and formed part of the retail proposition presented to prospective international anchors.
03 Leasing strategy Our leasing strategy connected the planned retail offer with the approach to prospective tenants. It gave the brand presentations a commercial context, bringing the tenant-mix proposals into discussions about participation in the destination.
04 Anchor brand engagement Husband Retail presented the project to anchor brand heads at regional and global CEO level. These discussions brought the Lusail proposition directly to senior decision makers within international retail businesses as part of the appointment.

Reported anchor tenant interest

Project reporting recorded interest from 40–50 international anchor tenants. This reflects prospective tenant engagement during the planning and leasing strategy appointment; the reported figure describes interest rather than signed leases or stores opened.
