Retail consultancy, marketing strategy and leasing enhancement for Hongkong Land’s Central retail portfolio.

Renewing the retail offer in Central

Hongkong Land’s goal was to revitalise Central as Hong Kong’s most cosmopolitan shopping and leisure destination. The brief brought together the physical setting, the retail and food and beverage offer, and the way the portfolio engaged shoppers.

For an operating portfolio, these decisions are closely connected. The tenant mix shapes what customers can find, access affects how they reach it, and marketing gives them reasons to visit. Our work addressed these parts of the offer within the same appointment.

Retail and dining with premium beauty services

The programme brought changes to the retail and food and beverage mix together with destination marketing. The project credentials identify a later premium beauty services zone on Level 3 as a further development of the offer. This added a services component to the mix of shopping and dining experiences described in the project brief.

What our work covered

01 Positioning and tenant mix Our positioning strategy supported the ambition for Central as a shopping and leisure destination. We advised on strengthening the retail and food and beverage mix, bringing the choice of tenants into the wider discussion about the portfolio’s customer appeal.
02 Buildings and access The consultancy remit included advice on modernising buildings and improving access. This work considered the physical setting alongside the retail offer, connecting property improvements with the experience of visiting the destination.
03 Marketing and tenant partnerships We worked on a marketing programme intended to drive traffic and sales, with tenant partnerships forming part of the scope. The programme connected the destination’s customer proposition with the retailers and dining operators within the portfolio.
04 Retail leasing support Husband Retail acted as co-leasing partner for new tenants. This role supported changes to the tenant mix as part of the broader consultancy and marketing appointment for Hongkong Land’s Central portfolio.

Reported portfolio outcomes

Project reporting recorded a three-fold increase in average spending and visits across Hongkong Land’s Central retail portfolio, alongside a marked increase in spending by foreign visitors and male shoppers. Visits by young professionals and executives increased, and shoppers perceived the portfolio as the centre of luxury in Hong Kong.
