Suzhou Village and Shanghai Village

Retail mix and leasing strategy for Value Retail’s first two premium outlet villages in China.

Husband Retail worked with Value Retail to bring its outlet model to Suzhou and Shanghai. As leading leasing partner, we connected the retail mix with brand introductions, lease negotiations and support for store openings, later phases, renewals and conversions.

Bringing the outlet village model to China

Value Retail’s goal was to introduce its outlet model to China and open both villages with stores leased. The brief connected the premium retail offer with the work of engaging brands, negotiating agreements and supporting retailers towards opening.

Retailers needed to assess the location and proposition before committing. Our role carried these discussions from presentations and site visits through to signed leases and store-opening support.

Connecting the offer with regional and Chinese brands

Direct access to regional and Chinese brand heads formed part of the leasing appointment. These conversations brought the villages’ premium outlet proposition to decision-makers responsible for brand participation. The work connected Value Retail with retailers and helped it operate its outlet model in the Chinese market.

What our work covered

01 Retail mix and leasing strategy We advised on the retail mix and leasing strategy for both villages. This linked the intended premium positioning with the brands approached, giving the leasing programme a direction for retailer discussions across the two destinations.
02 Brand introductions and site visits We introduced Value Retail to regional and Chinese brand heads, presented the villages and arranged site visits. This gave prospective tenants a basis for assessing the outlet proposition and discussing participation with the project team.
03 Negotiation and store openings Our leasing role covered negotiations through to signature, alongside support to accelerate store openings. The appointment connected commercial discussions with the work needed to bring retailers into operation at each village’s grand opening.
04 Later phases and ongoing leasing The remit continued beyond the openings, including Phase 2 leasing during 2019–2020. Ongoing support covered renewals and conversions, extending the leasing relationship as the villages moved from launch into operation.

Reported project outcomes

Project reporting records stores open at Suzhou Village’s grand opening in October 2014 and Shanghai Village’s in May 2016. Shanghai Village is next to Shanghai Disney Resort. The appointment extended beyond launch to later leasing phases, renewals and conversions.
