Tokyo Plaza Tokyo

Retail repositioning strategy for the retail component of a mixed-use development in Tokyo.

Husband Retail worked with Patience Capital Group in 2024 on a repositioning study for Tokyo Plaza. Our advice considered the direction of the retail offer within a mixed-use development, connecting broad zoning and tenant mix with high-level narratives on possible retail concepts.

2024 Repositioning study

Shaping the next retail offer

The opportunity at Tokyo Plaza was to consider the next direction of the retail component within a mixed-use development. With approximately 7,000 sq m of net lettable area, the study focused on the retail offer and the strategic choices involved in repositioning it.

A repositioning study brings the proposed offer and its organisation into the same discussion. Broad zoning considers how retail uses could be arranged; tenant mix considers the balance of those uses. Concept narratives describe the ideas that could give the offer a recognisable character.

Concept narratives alongside zoning and tenant mix

Tokyo Plaza’s brief combined broad zoning and tenant-mix advice with high-level narratives on possible retail concepts. This gave the study both a spatial and a proposition-led focus: how the retail component might be organised, and what kind of offer it could present within the mixed-use development.

What our work covered

01 Retail repositioning strategy We advised on retail strategies for the repositioning study. The commercial question was the direction of the retail offer; broad zoning, tenant mix and possible concepts provided the means to examine that direction.
02 Broad zoning Our advice covered broad zoning for the retail component. At this level, zoning considers the organisation of retail uses and the relationship between different parts of the offer, giving the strategic discussion a spatial basis.
03 Tenant mix Tenant mix formed part of the repositioning advice. Considering the mix alongside broad zoning allowed the study to address the proposed offer and its organisation together. The appointment concerned a study of retail options.
04 Possible retail concepts We developed high-level narratives on possible retail concepts. These narratives described directions for consideration within the study, helping articulate what the retail offer could become. They were proposals within the repositioning work, with implementation dependent on later decisions.

A basis for repositioning decisions

The appointment brought retail strategy, broad zoning, tenant mix and possible concept narratives into one repositioning study. Its contribution was advisory: setting out options for the retail component and a basis for considering its next direction.
