Planning an international shopping destination

The client’s ambition was to create South Korea’s first international-standard premier shopping destination. The brief connected research and retail concepts with the mall’s physical plan and its approach to leasing.

The retail mix and layout need to develop together. The choice of retailers informs the space they require, and circulation affects how customers move through the destination. Our consultancy addressed these relationships.

Connecting the retail mix with the plan

The retail mix and retailer configuration plan connected the offer with the arrangement of retail space. Design reviews considered the units alongside the layout and circulation. These elements gave the team a basis for assessing how retailers could fit within the scheme and how the space could be presented for leasing.

What our work covered

01 Market research and retail concepts Market research informed the retail concepts for Seoul IFC Mall. Our retail consultancy connected those findings with recommendations for the proposed shopping destination, giving the team a commercial basis for considering the offer as the design developed.
02 Layout and circulation We advised on retail design, layout and circulation, with design reviews forming part of the appointment. The work considered the arrangement of retail space and customer movement together, bringing retail planning into the development of the mall.
03 Retail mix and retailer configuration We developed the retail mix and a retailer configuration plan to support leasing. These recommendations connected the proposed retailers with the space available, carrying the retail concept into more detailed decisions about how the mall would be configured.
04 Leasing strategy and execution The appointment covered leasing marketing tools, leasing strategy and execution towards the project’s 2012 target. This work supported the presentation of the retail opportunity and tenant discussions, drawing on the planning and configuration advice within the consultancy remit.

Planning outputs for leasing

The documented scope brought market research, retail concepts and design reviews together with a retail mix, retailer configuration plan and leasing marketing tools. These outputs connected the proposed shopping destination with the practical work of preparing its retail space for leasing.
